What Is a Gas Safety Certificate in Southwark?
A Gas Safety Certificate (CP12), also known as a Landlord Gas Safety Record, is issued by a Gas Safe registered engineer after the annual safety check of the gas appliances, fittings, and flues a landlord provides. Private landlords can book an independent check. The fixed price is £69 for up to four gas appliances and the gas meter. Five or more appliances are priced before the visit.
Gas Safety Rules at a Glance
Annual checks
A Gas Safe registered engineer checks the relevant gas appliances, fittings, and flues every 12 months.
Early renewal
A check within the two months before the due date preserves the original expiry date.
Tenant copies
Existing tenants receive a copy within 28 days of the check. New tenants receive one before moving in.
Record keeping
Keep each record until two further checks have taken place, covering at least two years.
Is a Gas Safety Certificate a Legal Requirement in Southwark?
Yes, whichever route you choose. Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires landlords to arrange an annual gas safety check by a Gas Safe registered engineer. The check covers the gas appliances, fittings and flues they provide. Southwark Council confirms this legal duty in its landlord guidance. Using the council service or an independent engineer does not change the landlord's responsibility.
Who Can Issue One and How to Check the Engineer
Only a Gas Safe registered engineer can issue a Gas Safety Certificate. For a landlord gas safety certificate Southwark, check the engineer's registration on the official Gas Safe Register before work starts. You can also check ALC's registration details before booking.

Southwark Gas Safety Certificate Legal Requirements for Landlords
What the Law Requires
Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires landlords to arrange an annual check by a Gas Safe registered engineer for the appliances, fittings and flues they provide. Existing tenants receive a copy within 28 days of the check, and new tenants receive it before moving in. A gas safety cert records the inspection findings.
Licence Conditions and Legal Duties
Southwark Designation 3 conditions 2.1 and 11.2 apply to licensed lets in four wards. These are licence conditions, not national legal requirements for every rental property. Landlords arranging a CP12 in Southwark need to check the designation that applies to their property.
Gas Safety Records
The engineer records defects and remedial action taken. Faults are classified as immediately dangerous or at risk, and a record is issued after every check. A gas safety certificate service in Southwark documents the findings for the landlord's records.
Carbon Monoxide Alarms
National rules require a carbon monoxide alarm in living accommodation containing a fixed combustion appliance, except a gas cooker. Additional requirements apply under specific licence conditions. For a gas safety certificate for a flat in Peckham, check the requirements for the property's location and licence designation.
Legal Changes in 2026
Section 21 ended for private landlords on 1 May 2026. The national PRS Database opens in stages from 15 December 2026, with London landlords required to register by 14 October 2027.

Southwark Gas Safety Certificate FAQs
Can I use Southwark Council's gas service if I let my ex-council flat?
Southwark Council offers a gas service for owners of former council properties. The service includes a boiler service and an admin fee, but gas cookers receive a visual check only.
- Landlords remain responsible for the annual gas safety check.
- Tenants must receive a copy of the gas safety record.
- Compare the scope of each service before booking.
What does a Southwark licence need from my gas certificate?
Designation 3 condition 2.1 requires a certificate covering the whole gas installation and all gas appliances, showing servicing and safety checks within the previous twelve months. A gas safety check does not include a boiler service, so separate servicing evidence is needed.
Do selective licences in my Southwark ward end in March 2027?
Designations 1 and 2, covering Newington, Champion Hill, Faraday, Goose Green and St Giles, end on 1 March 2027, along with borough-wide additional HMO licensing. Designations 3 and 4 run until 31 October 2028. Borough and Bankside, Dulwich Village, North Bermondsey and St George’s are outside these designations.
Do I need a CO alarm next to a gas cooker under my Southwark licence?
Designation 3 condition 11.2 sets wider alarm rules than national law.
- A CO alarm is required in rooms with gas appliances or solid fuel fireplaces.
- National rules exclude gas cookers from this requirement.
- Designation 1 has different conditions. Check your property’s licence.
