What Is a Gas Safety Certificate in Wandsworth?

A Gas Safety Certificate (CP12), also called a Landlord Gas Safety Record, is the record a Gas Safe registered engineer issues after the annual safety check of the gas appliances, fittings and flues a landlord provides. £69 covers up to four gas appliances plus the meter. Five or more are priced first. A gas safety check is not a boiler service. In Wandsworth, selective licensing covers seven wards, and additional HMO licensing covers the whole borough.

What's Checked on a Wandsworth Gas Safety Check and What Isn't

A gas safety check covers the gas appliances, fittings, and flues the landlord provides, not every appliance in the property.

Covered by the gas safety check

NOT covered by the annual check

Gas appliances and fittings supplied by the landlord
A tenant's own gas appliances, which are their responsibility
Flues and chimneys serving those appliances
A boiler service, which is a separate job. See Section 8
Appliance operating pressure and heat input
Repairs and replacement parts
Combustion performance and flue gas readings
Installation pipework, a separate maintenance duty
Ventilation to each appliance
Electrical safety checks (EICR)
Safety devices and flame supervision
Carbon monoxide alarm supply, which is checked but not provided

The engineer classifies faults as immediately dangerous or at risk and records each defect, with a record issued after every check.

The annual gas safety check excludes installation pipework, but it remains a continuing maintenance duty. SI 2022/707 requires a CO alarm in rooms with fixed fuel appliances, except gas cookers.
